HSI has invested in logistics assets since its inception in 2006 through the development of logistics parks, and became the sector leader in 2010 through the acquisition of the Bracor portfolio for BRL 1.6 billion and the creation of the CLB – Centro Logístico Brasil platform. The portfolio was comprised for 29 properties and over 1 million sqm GLA, generating substation cash flow. Portfolio highlights include CLB Guarulhos, the largest multi-user logistics park ever developed in Brazil.

In 2012, HSI divested from the portfolio through a sale to GLP for BRL 2.9 billion, a transaction recognized by PERE as “Deal of the Year” and ranked the largest ever in Brazil in the real estate space.

After a non-compete period, HSI returned to the sector through its real estate private equity practice with the development of Syslog Logística, focused on high-quality assets in premium locations, 30 km from market centers to offer last mile solutions. Under this brand, we acquired Syslog Galeão (RJ), a 56,000 sqm GLA logistics park, and developed the 109,000 sqm GLA Syslog São Paulo, both since divested. The current portfolio includes Syslog Cajamar (SP, 180,000 sqm) and a 124,000 sqm development in Recife, PE.

Through listed fund FII HSI Logística (HSLG11), we currently manage five last-mile assets, representing a combined 456,00 sqm GLA.
