Between 2018 and 2021, we led the market by delivering 172,000 sqm in office space in S\u00e3o Paulo (Faria Lima Plaza and Parque da Cidade, detailed below).<\/p>\n\n\n\n

Faria Lima Plaza<\/strong><\/p>\n\n\n\n

Supported by an accurate market read and extensive experience in the sector, in 2018 we identified an opportunity to deliver an iconic office development in S\u00e3o Paulo’s primary CBD, Faria Lima, in anticipation of a period of space scarcity that would pressure lease rates.<\/p>\n\n\n\n

Through a venture that saw VR Investimentos contribute the land, HSI became responsible for developing and building Faria Lima Plaza, a Class-AAA, Leed Gold-certified office building featuring an iconic design and a market reference in urban mobility in S\u00e3o Paulo. Designed by world-renowned architecture firms KPF and KOM, the 40,000 sqm project adds to HSI’s development portfolio alongside ECO Berrini (SP), ECO Sapuca\u00ed (RJ) and the Parque da Cidade complex (SP).<\/p>\n\n\n\n

In late 2020, leveraging our market reputation, the tower was sold to a local fund for BRL 481 million, notwithstanding a mere 50% completion at the time and looming sector uncertainties on account of the global pandemic. The sale and divestment was completed upon delivery of the asset in 2021.<\/p>\n\n\n\n

Parque da Cidade<\/strong><\/p>\n\n\n\n

In 2018, HSI acquired Parcel B of Parque da Cidade, a mixed-use complex in S\u00e3o Paulo located in the Av. Na\u00e7\u00f5es Unidas region, home to many of the major multinationals established in Brazil.<\/p>\n\n\n\n

Backed by HSI’s extensive development track record, construction of three Class AAA towers was launched, representing 128,875 sqm GLA off LEED Gold-certified office space, at the time the largest office development in Latin America. Developed with an eye towards sustainability, the project employed cutting-edge technologies that helped secure the only LEED Neighborhood Development certification in Latin America.<\/p>\n\n\n\n

In early 2019, we entered into contract to sell one of the towers for BRL 596 million. By the end of the year, the remaining two towers were also under contract to the same buyer for BRL 776 million, for a combined BRL 1.3 billion. The towers were delivered in December 2020, six months ahead of schedule, concluding the divestment.<\/p>\n\n\n\n

Dada a leitura precisa de mercado da HSI e seu extenso hist\u00f3rico imobili\u00e1rio, em 2018 identificamos a oportunidade de entregar um emprendimento corporativo ic\u00f4nico, na principal avenida de S\u00e3o Paulo, a Faria Lima, antevendo o momento de escassez e de press\u00e3o para aumento de pre\u00e7os de loca\u00e7\u00e3o no curto-prazo.<\/p>\n\n\n\n

A partir de um contrato de permuta assinado com a VR Investimentos, a HSI ficou respons\u00e1vel pela constru\u00e7\u00e3o e desenvolvimento do Faria Lima Plaza, torre corporativa padr\u00e3o AAA, certifica\u00e7\u00e3o LEED Gold e design ic\u00f4nico, refer\u00eancia em mobilidade urbana na cidade de S\u00e3o Paulo. Com a arquitetura assinada pelos escrit\u00f3rios KPF e KOM, reconhecidos internacionalmente, o empreendimento somou mais 40 mil m\u00b2 ao portf\u00f3lio de torres corporativas da companhia, que j\u00e1 desenvolveu outros projetos como ECO Berrini (SP), ECO Sapuca\u00ed (RJ) e o complexo Parque da Cidade (SP).<\/strong><\/p>\n\n\n\n

No final de 2020, atrav\u00e9s da \u00f3tima reputa\u00e7\u00e3o da HSI, negociamos a venda da torre para um fundo de investimento imobili\u00e1rio (FII) por BRL 481 milh\u00f5es, mesmo em um momento em que a constru\u00e7\u00e3o estava apenas 50% conclu\u00edda e com perspectivas incertas para o segmento de escrit\u00f3rios em decorr\u00eancia da pandemia. Com a conclus\u00e3o da obra em 2021, o pagamento foi conclu\u00eddo e realizamos o desinvestimento do ativo.<\/p>\n\n\n\n

Parque da Cidade<\/strong><\/p>\n\n\n\n

Em 2018, a HSI adquiriu a Parcela B do Parque da Cidade (SP), complexo multiuso localizado na regi\u00e3o da Av. Na\u00e7\u00f5es Unidas em S\u00e3o Paulo, regi\u00e3o que concentra o maior polo de grandes empresas multinacionais no Brasil.<\/p>\n\n\n\n

Dado o extenso hist\u00f3rico da HSI com desenvolvimentos, iniciamos a obra de tr\u00eas torres comerciais AAA, padr\u00e3o LEED Gold, que juntas somaram 128.875 m\u00b2 de ABL ao portf\u00f3lio da companhia, sendo considerado o maior desenvolvimento corporativo da Am\u00e9rica Latina \u00e0 \u00e9poca. Al\u00e9m de seu tamanho expressivo, o complexo foi constru\u00eddo com foco em sustentabilidade, utilizando tecnologias de ponta que o tornaram refer\u00eancia neste quesito, sendo o \u00fanico com a certifica\u00e7\u00e3o LEED Neighborhood Development na Am\u00e9rica Latina.<\/p>\n\n\n\n

No in\u00edcio de 2019, assinamos a venda de uma das torres desenvolvidas pelo valor de BRL 596 milh\u00f5es. No final do mesmo ano, as outras duas torres tamb\u00e9m foram negociadas para o mesmo comprador pelo montante de BRL 776 milh\u00f5es, totalizando juntas mais de BRL 1.3 bilh\u00e3o. A obra foi entregue seis meses antes do planejado, em dezembro de 2020, e o desinvestimento efetivamente realizado deste projeto ic\u00f4nico.<\/p>\n\n\n\n
